UK house prices survived the last rate rises. What happens if the pressure continues?

🏠 The UK property market is entering a more cautious phase.


After the sharp changes of recent years, the market is becoming increasingly static in many areas, with some parts seeing prices and activity soften. Rightmove’s latest figures, reported by Reuters, showed asking prices rose by just 0.7% between August 9 and September 12, following a 2.0% fall in the previous four weeks.


At first glance, that small rise might suggest a return of confidence. But the wider picture is more complicated.


Mortgage costs remain relatively high, inflation is still putting pressure on household finances, and the recent increase in energy costs creates another layer of uncertainty. Reuters’ latest housing survey also found that UK house prices are expected to grow more slowly than inflation in 2026 and 2027, while mortgage approvals have fallen to their lowest level since early 2024.


At the same time, the large amount of property that has come onto the market appears to be stabilising. That could help prevent further downward pressure in some areas, but it doesn't remove the underlying challenges facing homeowners and landlords.


And there is another important factor: the cost and complexity of managing property are increasing.


Energy costs, maintenance, insurance, compliance requirements and changing regulations all have an impact on the real cost of owning and letting a property. In a market where rental and property values cannot simply be expected to rise rapidly, careful management becomes more important than ever.
