Recently, we had the pleasure of attending the Landlord Investment Show Club (LISC) on the 18th of September at Sava, Waterloo. It was an invaluable source of information. The sector analysis came from Paul Shamplina, known for the programme “Nightmare Tenants,” who commented on the current state and future of the private rented sector.
Current Status of the Private Rented Sector
The private rented sector has been navigating through challenges and changes over the past few years. From evolving regulations to the impact of the pandemic, landlords and tenants alike have had to adapt to a new normal. Currently, the sector is characterised by:
Increased Regulation: A significant push has been made towards more stringent regulations to ensure tenant safety and fair treatment. This includes mandatory electrical safety checks and the extension of the Homes (Fitness for Human Habitation) Act.
Rising Rents: With demand outstripping supply in many areas, rents have been on the rise, putting additional pressure on tenants.
Tenant Rights: There has been a growing emphasis on enhancing tenant rights, including longer notice periods and restrictions on evictions.
Labour’s Upcoming Renters’ Reform Bill
Looking ahead, the landscape of the private rented sector is set to undergo further transformation with Labour’s proposed Renters’ Reform Bill, expected to be introduced next spring. Key changes anticipated include:
Abolition of Section 21 ‘No-Fault’ Evictions: This change aims to provide tenants with greater security by preventing landlords from evicting tenants without a valid reason.
Introduction of a National Landlord Register: To improve transparency and accountability, all landlords will be required to register, ensuring they meet certain standards.
Lifetime Deposits: This initiative will allow tenants to transfer their deposit from one property to another, reducing the financial burden when moving homes.
Stronger Enforcement: There will be increased measures to enforce existing regulations, ensuring that rogue landlords are held accountable.
