Hermione Homes was proud to be present at the 2025 Summer edition of the National Landlord Investment Show, which commenced at Billingsgate Market and concluded with a private Thames cruise curated for a select group of invited participants. The event brought together property professionals, seasoned investors, and market experts for an afternoon of high-level networking.


As always, LIS offered a front-row seat to the latest property trends and investment strategies, with insights delivered by an exceptional lineup of speakers. This year's standout moment came from David Smith, economist at The Sunday Times, whose UK market update offered a sobering yet optimistic overview of where things stand and where we're headed.

Smith’s presentation highlighted the dual nature of today's property landscape. On one

  • Unemployment at 4.5%, a historically low figure, continues to fuel confidence and growth.

  • Q1 2025 saw the fastest growth rate among G7 economies, despite facing economic headwinds in late 2024.

  • The gradual recovery post-Trump tariffs reassured investors after swift UK negotiations secured deals with both the US and EU.

On the other hand, challenges persist:

  • A hospitality sector tax hike is forcing contraction, with an estimated 65,000 job losses.

  • April 2025 proved turbulent, as policies U-turns and higher borrowing costs clouded fiscal strategy.

  • Inflation hovers around 3.5%, above the Bank of England’s 2% target—but hopes remain for rate cuts to restore balance.

Despite uncertainties from international conflicts in Ukraine and the Middle East to shifts in fiscal policy, the UK remains a magnetic force in the global investment arena. Population growth, coupled with the inward flow of ultra-wealthy individuals from the US, and the likelihood of not implementing a wealth tax, all contribute to a sense of guarded optimism.
