Here’s a comprehensive checklist to keep you on track. Please note, that these requirements will not apply if a landlord license is not required.
Take note of the Tenancy Start Date
and the Property Address
Mortgage Approval: Ensure all paperwork is in place to allow you to let the property.
Furnishing and Fire Regulations: Confirm all furniture is compliant.
Landlord Insurance: Make sure you have adequate coverage.
Smoke and Carbon Monoxide Regulations: Smoke alarms on each floor are a must.
Leasehold Compliance: Verify you are not breaching any covenants if letting out your property.
Solid Fuel Appliances: Install carbon monoxide detectors.
ICO Registration: Ensure you’re registered with the Information Commissioner's Office (ICO).
Gas Safety Certificate: Completed by a Gas Safe engineer before the tenancy start date.
EICR Certificate: Date of Expiry of EICR Certificate, conducted by a competent electrician, preferably registered with a regulatory body.
PAT Testing: Conducted on any portable appliances left in the property. Date of Expiry of PAT test:
Energy Performance Certificate: The property should have a valid EPC with a rating E or above.
HHSRS and Legionella Risk Assessments: Ensure these are on file.

Consents to Let: Verify you have all necessary permissions.

References and Right to Rent Checks: Conduct thorough checks for all tenants over eighteen.

Gas and EPC Certificates: Serve these to all tenants before the tenancy.

EICR and Assured Shorthold Tenancy: Make sure tenants receive these documents and understand their terms.
Setting Up The Tenancy:
Documentation: Ensure all tenants sign and receive copies of all tenancy-related documents.
Bank Details and Rent Payments: Confirm details with tenants and include this in the AST.
Inventory and Smoke Alarms: Issue and sign the inventory; test and document smoke alarms.
Periodic Property Checks: Inform tenants of periodic checks, ensuring compliance with Housing Act Regulations.
Starting The Tenancy:
Gas Safety Certificate Validity: Keep it updated and served within 28 days of renewal.
PAT and Electrical Checks: Conduct these yearly and at six-month intervals.
Right to Rent and Visa Checks: Ensure all checks are completed and documented.
Inspections:
Maintenance Records: Document all maintenance works and inspection findings.
Photographic Reports: Keep detailed photographic records from inspections.
