At Hermione Homes, every renovation begins with a simple question: How can we make this house feel like a home?Yesterday’s site visit gave us one of those moments where clarity arrives not with grand gestures, but with thoughtful observation.

Rethinking the Boiler, Rethinking the Space
After consulting with a local letting agency, we confirmed something we’ve long believed:Efficiency and comfort matter more than squeezing in an extra bedroom.
The advice was clear, boilers should never go in the loft, and the value difference between a three and four bedroom home is often far smaller than people imagine. So instead of forcing the layout to chase an uncertain “extra bedroom,” we chose a different path: prioritising flow, comfort, and long‑term efficiency.
The boiler stays where it is. A combi system will serve the two bathrooms beautifully. And with that decision made, the real creativity could begin.

A Shoebox Room Becomes a useful utility space
Standing in the small room next to the kitchen, we realised its potential wasn’t in becoming a cramped bedroom, it was in becoming a beautiful, functional utility space.

Either the sink will move into the new kitchen area and the washing machine will sit neatly under the boiler,
or the washing machine will be integrated in the middle, where the sink currently is.
The builder will determine the most efficient and structurally sound option — only one configuration is possible, and we’ll follow the expert recommendation.
The existing furniture will be repaired, refreshed, and reused, honouring our commitment to sustainability.
And the highlight: a reclaimed wooden desk under the window, creating a peaceful corner for morning coffee, study sessions, or simply enjoying the light.
A Home That Breathes
We don’t believe in stuffing houses with as many people as possible.We believe in spaces that breathe, that welcome, that support the rhythms of real life.
We are moving the kitchen into the room next door, the one that opens onto the garden and is bright, airy, and full of natural light. This allows us to create a far more functional layout, with proper circulation and a table with four chairs, turning it into a welcoming space for cooking, eating, studying, or hosting.
Our changes will make the room:
feel spacious rather than crowded
value comfort over headcount
celebrate recycled materials and thoughtful design
hide the mess when needed (yes, the door closes!)
and honour our philosophy of living in grace and harmony
